Madison Heights Pasadena is a neighborhood below Cal-Tech, south of California Blvd extending east/west from Lake Ave to Marengo in a pie shape until Los Robles Blvd and Marengo Ave meet just north of South Pasadena and west of San Marino. While only encompassing less than a dozen blocks in size, Madison Heights has some of the most desirable and historical homes in Pasadena. Madison Heights Pasadena homes are a 60/40 mix of condominium / townhome and single family homes. The family homes in Madison Heights were built in the early 1900s and many have been designated as Pasadena landmark homes under the Historic Preservation Ordinance. This house on El Molino Avenue in Madison Heights was part of the original subdivision of 63 lots sold for $1500 each between 1906 and 1917 with a condition that each home built be worth at least double that. The home recently sold in August of 2012 for over $2 million. Homes in Madison Heights primarily share turn of the century Craftsman architecture and many are historically protected from demolition and facade changes. Almost all of these large original lots have been redivided and rebuilt with some being turned into condos and town homes especially around California Blvd. Madison Heights condos are popular because of their tree-lined streets and neighborhood feel, yet extremely close proximity to the best of what Pasadena has to offer.
